Segrex Development unveils Dh100 million Stonehenge Residence

Segrex Development, a Dubai-based developer, has unveiled Stonehenge Residence 1 with a development value exceeding Dh100 million. It is part of a series of three Stonehenge Residence projects that the developers want to launch later this year.

Stonehenge Residence 1 will deliver 152 apartments and four retail outlets in Jumeirah Village Circle (JVC), when completed in 2025, officials said.

The developer has so far delivered two projects in JVC, including the Dh100 million Astoria Residence project that delivered 105 apartments and 40 townhouses and the Dh70 million Nicholas Residences that handed over 91 apartments.

“We have received strong pre-launch interest from home buyers and this encourages us to bring forward the launch of Stonehenge Residence 2 and 3 later this year,” Alex Kiriyatskih, Chief Executive of Segrex Development, told Gulf Property in an interview.

“The property market in Dubai is buoyant and that is encouraging us to develop more projects. However, we are a delivery and quality focussed developer, offering good quality homes at an affordable price.

“We see a big gap in the residential property market – in affordable homes. What we are building is luxury properties at an affordable price.”

Segrex Development is run by investors who traces their origin in Uzbekistan with footprints in Russia. Alex said, his company is well capitalised and will fund the projects with its own resources.

“We do not borrow money from banks, neither do we have any debt. We are financially sound. So, if there is any shortfall of funds to develop and construct the project, we can inject funds to manage the construction till delivery,” he said.

Stonehenge Residence offers a wide range of apartments for all types of families and young people, from 447 to 2500 square feet. Two design options are available: first is the White Box with a fully equipped kitchen, while the second one includes high quality turnkey decoration which includes furniture as well. Segrex makes sure that their apartments stand out and highlight residents’ personality, that’s why all furniture is custom made for Stonehenge.

Studio apartments are available in two versions: classic one and smart — both include kitchen, living space, yet smart apartments are designed to fit a young family, providing a comfortable stay in a separate living room and bedroom.

One-bedroom apartments are designed the way that every family can find the ideal option. They provide a separate master-area with bedroom, cloakroom, bathroom, and the common area which has not only kitchen, dining room and sitting area, but also a separate bathroom with shower room. Glazed balconies are provided for each apartment, regardless of its size, as well as a private parking space for each apartment.

The project hosts four penthouses on the 10th floor have a special floor plan for demanding users. Beautiful views from 4.5-metres high stained-glass windows and ample personal space, the privileges of a private garden and barbecue area with views to the city. The prices start at Dh515.000 for studios, Dh751.000 for one-bedroom apartments, and Dh2.270.900 for penthouses.

Stonehenge Residence 1 complex boasts stunning modern architecture, with sleek lines, large windows, and contemporary design elements. It stands out as an impressive landmark in the area, exuding elegance and sophistication. Stonehenge’s architectural solution is an opposition of two volumes — the strict geometric shape of the main volume of the building with a decorative pattern in the accentuated corner of the facade, and the curvilinear floating roof line of the 10th floor. A contrast of textures from the extreme smoothness of porcelain tiles to the rough texture of natural stone, and the wooden details used within the design, create a feeling of harmony, warmth and tranquility.

The infinity pool on the roof provides the stunning panoramic views of Dubai Marina and the Burj Khalifa. Cozy terraces of the first-floor apartments allow one to enjoy the landform of the landscaped courtyard. The lobby design has a reference to the name Stonehenge – natural shades of genuine stone, from light gray to accent black, prevail in the interior. The use of natural stone not only enhances the lobby’s aesthetic appeal but also adds a sense of organic beauty and earthiness to the overall design. Rhythmic and spacious entrance has a few couches, where residents may conduct business meetings, communicate with friends, or just comfortably wait for a cab.

Residents have access to the fully equipped personal gym (no need to leave the building to do sports), private English-style garden with yoga and relaxation areas, spacious lounge zones that are suitable for work and meetings. Rooftop infinity pool will enable residents to relax and refresh away from prying eyes. Private terraces in the apartments on the first floor give additional space for a comfortable living.

The development boasts a park, nearby schools and leisure centres. The apartments are designed to make a comfortable living with kids.
