Deyaar Development PJSC, one of the UAE’s leading real estate developers, has announced the launch of Aya Beachfront Residences, its first-ever residential project in Umm Al Quwain (UAQ), UAE. Located along the Umm Al Quwain beachfront, the development is a walkable 15-minute community connecting residential, cultural, and leisure spaces. It is scheduled for completion in Q4 of 2027.

Deyaar’s announcement comes after Sobha Realty’s strategic partnership with Umm Al Quwain Properties to transform Siniya Island – a natural island situated off the coast of the emirate that once housed the oldest pearl fishing town in the Arabian Gulf – into an urban master community featuring a family golf course, hotels, resorts, residential properties, commercial, retail and leisure facilities. Such mega projects are set to enhance the potential of the emirate’s real estate sector, attracting investor interests and supporting economic boom.
Deyaar’s flagship development is pillared on four key elements: residential, wellness, community, and smart living. The first phase will feature a collection of 442 residential units, offering one- to five-bedroom residences with nature-inspired interiors reflecting the coast, contemporary design, and private resort-style amenities.

The development will also include penthouses, sky villas, and ground-level beach homes (duplexes). The residences feature fluid architecture with terraces overlooking the ocean and historic sites. They come with fully furnished kitchens and are designed with environmentally conscious materials. Future phases will see the addition of a marina, retail, and cultural venues.
Wellness and leisure facilities include a beach club, yoga centre, spa, infinity pool, and kids’ zone. The community hub includes cafes, dining destinations, and multi-purpose recreational areas. Smart living features such as integrated security, smart home features, a business center, and smart parking will be incorporated into the master-plan.
Aya Beachfront Residences is strategically located just 40 minutes from Dubai Airport, providing convenient access for both residents and visitors. Additionally, the site is in close proximity to the old town in UAQ, rich in heritage and culture, offering a unique blend of modern living and historical significance.
