Sharjah real estate records Dh3.5 bn transactions in February

Sharjah’s real estate achieved 7,768 transactions valued at Dh3.5 billion during February 2025, Sharjah Real Estate Registration Department (SRERD) revealed in its monthly report. The emirate’s Industrial Area 7 recorded the largest deal at Dh245 million. As many as 1,348 sales transactions accounted for 17.4 percent of the total while 424 mortgage transactions worth Dh711.6 million constituted 5.5 percent of the total.

Initial sales contracts transactions amounted to 941, representing 12.1 percent, and ownership certificate transactions reached 3,958, representing 50.9 percent of the total. Title deeds transactions reached 1,097, constituting 14.1 percent of the total transactions.

In terms of the type of traded real estate, 723 transactions accounted for lands, 373 for units in towers, and 252 transactions for built-in lands, reflecting the diversity and availability of investment opportunities across the emirate.

Industrial area 7 achieved the highest real estate transaction in a deal worth Dh245 million on a built-in land, while Al-Nad witnessed the highest mortgage transaction with a value of Dh55 million on a built-in land.

Sharjah city recorded the highest number of sales transactions, totalling to 1,231. Muwailih Commercial continued to top the list of the highest number of sales with 195 transactions. Al-Sajaa Industrial and Muzairah followed with 115 and 101 transactions, respectively.

In terms of trading volume, Muwailih Commercial area also came first, with a trading value of Dh268.7 million. It was followed by Industrial 7 area with Dh249.9 million, Al-Sajaa Industrial with Dh229.2 million, and Tilal with Dh114.6 million.

In the central region, total sales transactions amounted to 66, most of which were concentrated in the Industrial 2 with 35 transactions. The area also posted the highest trading volume of Dh23.6 million.

In Khorfakkan, 25 sales transactions were recorded. Hay Shgair recorded 7 transactions while Hay Al Gharb accounted for the highest trading volume with Dh13.3 million.

In Kalba, 24 sales transactions took place. Al-Tarif 5 recorded the highest number of sales with 8 transactions. Al-Khuwair was the highest in terms of trading volume at Dh4.2 million.
