R.Evolution, a boutique European real estate developer, has finally opened doors to its Sales Suite and Experience Centre for potential investors to buy from its debut launch in the UAE, the Dh1.3 billion Eywa luxury residential tower.
Located in the Business Bay, Eywa, which stands for Energy, Youthfulness, Well-being and Ancient knowledge, encompasses these four factors to generate an innovative way of living. Apart from its unique architecture that blends wilderness and luxury and the integration of the ancient philosophy of Vastu Shastra to promote well-being of its residents, sustainability is one of its core aspects to benefit from in the long run as an energy efficient development. With 7 percent increased construction cost, Eywa can reduce energy consumption by 40 percent.
Eywa adopts the philosophy of Vastu Shastra to enhance the well-being of its residents. The ancient Indian architectural heritage takes into consideration the air circulation and energy consumption in a living space. Being an enthusiast of crystals and stones, Alex Zagrebelny, Chairman & CEO of R.Evolution, has added a unique feature in this project: the installation of rare crystals sourced from all over the world that will create an environment of harmony and promote positive energy. A hidden pyramid of 1,450 crystals and gemstones weighing a mighty 17 tonnes will adorn the building. Eywa is the first urban development that has embraced Vastu Shastra since its practice in ancient Indian architecture thousands of years ago.
The residence comprises 4 floors of podium and 19 floors of 46 apartments with 2-5 bedrooms and 2 penthouses, totalling to 48 units. The smallest unit covers 3,000 square feet which is being sold at Dh3,500 per square foot. Prices of units range from Dh10 million to Dh130 million. The penthouses alone will fetch Dh250 million. 25 percent of the units have already been sold and delivery is expected in the first quarter of 2026. The units will feature cold pools with white noise from waterfalls to maximise luxury and comfort. Additional amenities include music lounges, a library with 2,500 books, crystal garden, club house with restaurant, spa centre, hammam, massage room, three swimming pools, gymnasium, fitness club and yoga studio, dining areas, conference room, indoor and outdoor cinemas, relaxation zone with waterfalls, 142-space parking and charging stations for electric cars, children’s club with play areas.
The conception of Eywa resulted from a personal experience of Alex Zagrebelny, Chairman & CEO of R.Evolution. In an exclusive interview with Gulf Property, he recalled that he was inspired to come up with an innovative residential plan during a pre-Covid vacation in Dubai. Claiming himself to be “a child of COVID-19”, since he remained in the UAE during the pandemic, he started seeking a house in Dubai that would suit his taste. Following an unsuccessful search, he decided to launch a project that promoted well-being, reflecting his interest of what he sought in a house and subsequently creating an opportunity for investors to enjoy the same benefits. Not only is Eywa the acronym for Energy, Youthfulness, Well-being and Ancient knowledge”, but also signifies the interconnectivity of energies that exist in all the creatures of the planet Pandora in the Hollywood blockbuster, Avatar. Crystals and precious stones will serve as “well-being generators” within the building. Hence, Eywa is deemed as a “wild luxury” in an urban settlement. After spending two decades in the European market, Alex has discovered potential as a developer in Dubai due to the steady, fast-paced construction and readiness of the emirate’s real estate market.

Eywa has joined the booming bandwagon of luxury residences after its launch in July 2023. The design architect and lead design consultant are Open Ad and Brewer Smith Brewer Group (BSBG) respectively. Its main contractor will commence work in January 2024, and it is slated for completion by Q1 2026. Eywa will be managed by Strata Global, a community management services company in Dubai. Christie’s International Real Estate Dubai has been appointed as the exclusive real estate broker.
Eywa adopts sustainability to maintain durability in the long run. A variety of processes and systems are implemented to ensure sustainable living. From terracotta exteriors that can withstand wear and tear for 100 years even after wash to irrigation by used water from homes and premium purification of air, wellness and luxury are primarily focused in Eywa. The building features two water systems, one suitable for drinking and the other that suits the pH level of skin. To ensure maximum air purification, MERV 14 filters are installed in the tower. The additional 7 percent cost for constructing the building has resulted in 40 percent energy efficiency which will contribute to the process of achieving the Net Zero greenhouse gas emissions goal by 2050. EYWA has also attained LEED Platinum and WELL Platinum certifications for its all-round focus on sustainability and well-being.
R.Evolution forays into the Dubai market after spending two decades in Europe, where it has established a vibrant portfolio of 23 projects in Barcelona, Munich, and Latvia. It has five new projects worth a total development value of Dh7.8 billion in the pipeline. It also has plans to expand its footprint to Abu Dhabi and Ras Al Khaimah. Alex Zagrabelny has further expressed interest in exploring the commercial sector of Dubai and Abu Dhabi. That being said, R.Evolution sees the UAE real estate industry as an ideal hub for its global expansion.
