Quality of living is a key factor when it comes to choosing homes. People are more conscious about their well-being and seek ways to improve their health in the environment where they reside. Taking note of this trend, many developers have integrated technology-driven initiatives in their projects that promote better quality of living. These include systems that control air and water quality, use sustainable materials, and improve energy efficiency. On the other hand, a few developers have resorted to ancient architectural knowledge that enhances not only living quality but also the well-being of residents. In an exclusive interview with Gulf Property, R.Evolution, an international luxury property developer, delved into adopting principles of Vastu Shastra, an ancient architectural system, and use of crystals to build homes that holistically monitor the health of the home and its dweller.

Established 25 years ago by Alex Zagrebelny, R.Evolution has developed a vibrant portfolio across the globe, starting off with a luxury project in Riga, Latvia which spans 160,000 square feet and comprises 110 units across 10 floors. Until now the developer has delivered around 700 units in 23 projects worth US$1 billion.

R.Evolution stands out in the market for its sustainable building designs which double energy efficiency than usual. This is attained by effective building systems, facades, and eco-friendly construction materials like glass and frames. These also help in future-proofing the building, cutting costs of frequent renovation or maintenance and offering greater value to residents in the long run.

Alex Zagrebelny, founder of R.Evolution, said, “Our buildings are designed with a unique approach that combines ancient knowledge, most advanced modern technology, sustainability, and architectural storytelling by which we decode nature, culture, traditions, and people, connecting time and generations.”

R.Evolution’s project specialty lies in the incorporation of Vastu Shastra, an ancient Indian architectural system that originated in 3000 BC. The system’s principles were formulated relying on energy concepts that support both the buildings’ and its residents’ wellbeing.

Coupled with Vastu Shastra, the developer also uses crystals to enhance the quality of living. The crystals help balance energies in a living space, thereby influencing feelings of tranquility and harmony among the residents. R.Evolution installed its first crystal pyramid; 15 metres high and composed of precious stones sourced from various parts of the world, in one of its Riga buildings in 2014 and has henceforth continued this practice in its latter projects.

Alex recalled his discovery of this system, “In 2009, I came across an article on how ancient civilisations used crystals in their buildings. One of the examples was the implementation of this architectural system in Kerala by a raja in his palace. In 2014, I finalised a building where a 15-metre-high pyramid was installed at the centre. My family stayed there and experienced the influence of these crystals. The stones also affected the education and mental development of my children. From then onwards, I decided to implement this knowledge across all my projects in the future.”

R.Evolution’s flagship project in Dubai, Eywa, implements Vastu Shastra and will house the largest crystal pyramid which is 90 metres high. A minimum of 1450 crystals weighing 14 tonnes will be installed in different areas of the building.

According to Alex, most of the buildings are slowly hampering the health of their dwellers. Key factors include mold, poor air and water quality, and toxic building materials. R.Evolution builds a holistic system where every minute detail is taken into account. This facilitates a sensorial experience by stimulating the six senses as well as reconnects people with nature through the building’s biophilic design. Moreover, prioritising well-being, health, and longevity, Alex and his team have curated protocols with expert guidance. Eywa’s amenities floor features a fully equipped Ayurveda clinic that guides residents in maintaining their health and well-being.

The ground-breaking development has received a series of international accolades, with the latest acknowledgement as the International Property Awards – The Best Property on Earth in 2024.

In its pipeline, R.Evolution is scheduled to deliver two projects in Barcelona by Q2 2025 and 2026, respectively. Its Dubai development, Eywa Tree of Life, is expected to be completed by Q2 2026. With a sales value of US$1.3 billion and investment of Dh600 billion, Eywa Tree of Life is already 50 percent sold out.

In the near future, R.Evolution has plans to launch more projects: two in Abu Dhabi, two in Dubai, one in Maldives, and one in Miami.
