Omniyat, a leading luxury developer in Dubai, has unveiled Lumena Alta, its ultra-luxury commercial development located on Sheikh Zayed Road in the Burj Khalifa district. With a projected Gross Development Value (GDV) of over Dh5 billion, Lumena Alta rises to a height of 380 metres encompassing 73 levels and over 720,000 square feet of premium office space. The tower is set to be the tallest commercial building in Business Bay upon completion in 2030.
The launch also marks the completion of two decades by Omniyat which has contributed iconic projects to Dubai’s skyline, like The Opus, One at Palm Jumeirah, Orla, and The Lana.

Lumena Alta features triple-height sky lobbies, panoramic terraces, sunlit atria, vertical gardens, and a spiralling facade. Private fitness suites, spa environments, hydrotherapy and renewal zones, a 25-metre indoor lap pool, and vitality pools are some of the wellness amenities. A full suite of concierge offerings includes reception, meeting room management, spa and wellness coordination, lifestyle bookings, personal services, and bespoke experiences, such as event planning, luxury travel arrangements, and private shopping.
Office spaces, which span 720,000 square feet, include private terraces and landscaped sky gardens. Parking spaces include valet parking, guest parking, and retail parking.
Lumena Alta will also host a five-star lifestyle hotel. The hotel’s sky pool will be elevated 335 metres above the city, representing the highest elevation for a swimming pool yet announced in the UAE to date, and the tallest infinity pool in the world.
Lumena Alta has been designed to target multiple world-class certifications, reflecting its commitment to sustainability, occupant wellbeing, and technological integration. These include Leadership in Energy and Environmental Design (LEED) Platinum and Platinum WELL Certification from the WELL Building Standard, as well as Platinum WiredScore and SmartScore Certifications, the global standards for digitally connected and technologically advanced smart buildings.
