BT Properties unveils Waada in Dubai South

BT Properties, a new Dubai-based property developer owned by Pakistan’s Bahria Town promoters, unveiled its flagship development project Waada, a master-planned community in Dubai South – the 140-square-kilometre aerotropolis that is being developed around Al Maktoum International Airport – the world’s largest greenfield airport that has a design capacity to handle 260 million passengers annually.

Waada is a gated residential community that has a design capacity to host 40,000 people with luxury properties ranging from apartments, villas and penthouses interconnected with landscaped gardens, walkaways and community facilities.

Company officials declined to give the development value, neither the plot size nor the total number of properties that they would build within the project. However, they say, construction of the project will start ‘soon’ while the deliveries will start from 2028. Prices of apartments start at Dh460,000 while prices of townhouses and villas start from Dh2.7 million. For customer convenience, the developer is offering a 70:30 payment plan with 70 percent of the price to be paid during construction and the balance after handover.

“The market response has been exceptional, with studios and one-bedroom apartments already sold out,” Malik Riaz Hussain, Founder and Chairman of BT Properties, told Gulf Property in an exclusive interview. “At present site preparation and enabling works are being fast-tracked. Full-scale construction will commence shortly, with all partners aligned for timely execution.

“The development spans a strategically positioned prime parcel in Dubai South, chosen for its proximity to Al Maktoum International Airport and alignment with Dubai 2040 Urban Master Plan. Detailed specifications will be shared during project updates.

“The master plan is designed to host a balanced mix of residential and lifestyle offerings, catering to a population of approximately 40,000. This includes a dynamic blend of apartments, townhouses, villas, and signature mansions — all within an integrated, walkable urban community.”

BT Property owners bring more than 30 years of experience in delivering large-scale, integrated, people-centric developments across Pakistan. Bahria Town is a series of townships and gated communities developed in Rawal Pindi, Islamabad, Lahore and Karachi – making it one of the largest master developers in Pakistan.

The launch of Waada marks a significant milestone in the company’s expansion into the UAE market and reflects its commitment to contributing to the region’s real estate landscape.

Situated in Dubai South, minutes from Al Maktoum International Airport and the Expo 2020 Legacy District, Waada will be an exquisite development that integrates architecture, sustainability, and livability.
