Emirates Properties Group, a UAE-based developer with significant presence in the emirate of Ajman, has announced its third project in Dubai, Azha Millennium Residences. The Dh350 million mixed-use development is located in Jumeriah Village Triangle (JVT) and comprises 196 residences along with retail spaces. Slated for completion in Q4 2027, the tower will rise to 30 floors perched on four podiums. It is the developer’s second branded project following the launch of Azha Sofitel Residences in Downtown Dubai last year, Mohammed R. Hegazi, Managing Director of Emirates Properties Group, revealed in an exclusive interview with Gulf Property.
Emirates Properties Group, a subsidiary of R Holding, was established in 2018 under the patronage of Sheikh Rashid bin Humaid Al Nuaimi, Chairman of the Municipality and Planning Department in Ajman. Since then, the developer has particularly tapped Ajman’s luxury market with a robust portfolio featuring a waterfront residential complex, high-rise towers, and a 1100-villa community that is being launched in phases. It has successfully delivered 3,900 units till date.
The developer’s foray into Dubai took place in 2023, announcing three developments, including Azha Millennium Residences, so far, Hegazi said. He further confirmed the company’s plan to unveil more in Dubai as well as announce its Abu Dhabi launch in the second half of 2025, all of which are part of its Dh1.6 billion future pipeline until 2026.
“We will launch three more projects towards the end of the year in Downtown and Sports City in Dubai. In Abu Dhabi we plan to make an announcement in November most likely,” Hegazi revealed.
The developer boasts an existing portfolio worth Dh1.2 billion, encompassing projects in Ajman and Dubai.
Azha Millennium Residences features 196 units, including 56 studios, 84 one-bedroom, and 56 two-bedroom apartments. Unit size ranges between 375 square and 1,746 square feet and prices start from Dh629,000. Buyers can avail a flexible payment plan: 10 percent down payment, 30 percent during construction, 10 percent upon handover, and 50 percent in three years post-handover.
“Azha Millennium Residences is a unique addition to Dubai’s striking portfolio of branded homes. The project is an embodiment of aesthetics, sophistication, and convenience, further enhancing Dubai’s appeal as an ideal residential destination for luxury lovers,” Sheikh Rashid bin Humaid Al Nuaimi said.
The launch takes place at a time when demand for luxury branded homes is soaring, underpinned by the surge of wealthy home buyers in Dubai. Henley & Partners, in collaboration with New World Wealth, revealed that the city is home to 81,200 millionaires, including 237 centi-millionaires and 20 billionaires. the Transactions of more than 13,000 branded units were recorded in 2024, a 43 per cent increase from 2023 in Dubai, as per market intelligence and property consultancy Global Branded Residences (GBR). This reflects a sustained interest in high-end properties among investors.
Commenting on the appeal of branded homes among High-Net-Worth-Individuals (HNWIs), Hegazi said, “Branded projects are valued over non-branded homes due to three factors: the property itself, the brand, and the level of service. As a result, branded properties demand a higher price or price premium over non-branded ones.”
Azha Millennium Residences offers a suite of amenities on the ground level and rooftop. Ground level facilities include a swimming pool, BBQ area, a garden, play areas, and a café lounge. On the rooftop, residents can access a health club, a panoramic pool, a lounge, indoor cinema, and entertainment room. Moreover, residents can experience hotel-style living with Millennium’s hospitality services like concierge, round-the-clock security, in-room dining, housekeeping, valet parking, and additional wellness facilities. More than 300 designated parking slots across four podiums are available.
Strategically positioned in Jumeirah Village Triangle, Azha Millennium Residences is conveniently located near some of Dubai’s iconic landmarks, including Miracle Garden, Mall of the Emirates, Dubai Autodrome, Palm Jumeirah, and Bluewaters Island.
